What’s most helpful
Even rough numbers and a quick story go a long way. Particularly useful items include:
- Approximate in-place income and major expenses
- Recent rent roll and any T-12 or trailing financials
- Current management situation and any immediate issues
- Reason the opportunity exists (sale, recap, partnership, etc.)
- Timing: how soon a decision or LOI is needed
